Project Type: Loft Conversion, New Roof
Project Location: Hatfield AL10
The client contacted us having sought permission to develop their Victorian Terraced house in Hatfield. Older properties can be quite challenging as it is important to use all modern building techniques and the latest insulation requirements, whilst retaining the charm of the property's period.
This was a classic "two up two down" house with the kitchen extending rearwards. The build required that the original staircase was removed and reversed, creating a new understairs storage room. The main fuse board had to be relocated along with the renewal and modernisation of much of the wiring.
An additional staircase was installed to provide access to the third floor. A full width Dormer Loft Conversion was carried out to the rear of the property, providing much needed space to the home. Sash windows were fitted to the rear dormer to blend with the homes original exterior Victorian features.
As the house was old, whilst many of the roof joists could be salvaged, the tiles needed replacing. This was a great opportunity to overhaul the remainder of the roof, ensuring the homeowners have many trouble free years living here.
To maximise the space, additional storage was constructed into the walls wherever possible. This ensures the most value is extracted from every square inch of available room.
On completion of the initial works, the client instructed us to decorate their home throughout. This included repainting the walls, ceilings and woodwork in every room, leaving them with what was in effect a brand new home inside a beautiful Victorian Terraced Cottage.
